Florham Park Opens Lottery Waiting List for 30 Affordable Condos

Eligible households have until Dec. 16 to join the ownership waiting list, with preference for people who live or work in Morris, Essex, Union and Warren counties.

FLORHAM PARK, NJ – Income-qualified buyers can join a lottery waiting list for 30 new affordable condominiums at High Pointe at Florham Park, according to a borough housing notice posted Oct. 22. Applicants must submit a preliminary application and join the Florham Park ownership waiting list by Dec. 16, 2026, to be included in the random drawing.

The flyer published with the notice lists purchase prices ranging from $67,814 to $281,652 across one-, two- and three-bedroom homes. Occupancy is expected in winter 2027, subject to change.

The homes are assigned to very low-, low- and moderate-income categories. Eligibility depends on household size and the income category of the particular home.

Monthly homeowners association fees are listed as $168 for one-bedroom homes and $222 for two- and three-bedroom homes.

Although any income-eligible household may apply, the flyer gives selection preference to residents and workers in Essex, Morris, Union and Warren counties.

How to enter

Applicants should use Affordable Homes New Jersey, the service operated by the affordable housing administrator CGP&H, and join the Florham Park ownership waiting list through their profile.

The administrator’s buying-process guidance distinguishes the preliminary application from the later full application and income-certification review.

When applicants reach the appropriate point on a waiting list and are invited to proceed, the process includes reviewing the home, submitting a full application and establishing eligibility. A mortgage preapproval must accompany the full ownership application.

According to the administrator’s document checklist, the full review may require identification, income records, bank statements and tax returns. That documentation is not required with the preliminary application.

Buyers also need to account for financing, a down payment and closing costs. The listed purchase prices and association fees are separate parts of the cost of ownership.

Resale and occupancy restrictions

These homes carry affordability restrictions. Under the administrator’s ownership guidance, the home must be the buyer’s primary residence, and resale prices are limited.

A future buyer must come through the affordable housing process and be certified as eligible. The guidance also requires approval for mortgages and certain improvements.

The lottery determines priority order; applicants still must complete the applicable eligibility and purchase steps.

People without an email address can call 609-664-2769, extension 5, according to the borough’s flyer. The deadline for inclusion in the drawing is Dec. 16.
